A scheme comprising up to 3,000 new homes as well as significant employment, retail, and community facilities to the north of Wellingborough. The project involved a complex land assembly and lengthy planning process with planning achieved via an appeal to the Secretary of State.

The project was refinanced with a £40m land and infrastructure loan from Homes England. The initial primary infrastructure works have been completed with serviced parcel sold to national housebuilders. The next phase of infrastructure has recently commenced with further pre-sales to national housebuilders agreed.
